We define the rental price for your apartment.
We take pictures and create a virtual visit if needed (making it possible to have the apartment
be visited online).
We post the ad and conduct the visits.
We re-adjust the price of rental in the case that there are no requests.
We filter and select tenants whose dossiers are appropriate to your rental.
We draw up the contract and check the addenda of the contract: diagnostics, multi-risk
insurance, check-in inventory (state of the apartment and furniture), list of charges (regarding
building management) if it is not included, guarantor papers or any other form of guaranty.
Cost: 8% (tax included) of the annual rent with charges for a furnished apartment.
We check if the rent is paid in a timely manner : request rent and provide invoice to tenant.
We arrange for repairs that regard the landlord. If you have a repair company that you want us to go through, give us the information.
We manage the check-out inventory (added cost).
Once the tenant has vacated the apartment, and we have verified that it has been left in satisfactory condition (no breakage or loss, properly cleaned), we return the tenant’s security deposit. Or we take care of deducting the breakage from the security deposit.
We also make suggestions to the landlord for repairs that could not be imposed on the tenant or for repairs that could not be charged a 100% to the tenant ; we often suggest an extra cleaning visit so that the apartment is ready for immediate occupancy.
Cost: 6% (tax included) of the received rent charges included.
The management expenses can be deductible from your French real estate incomes.
